The China property sector has continued its long-term de-rating trend, underperforming the broader market (the HSI) by 19.3% over the past three months. Indeed, negative factors prevail – presale prices are capped at discounts to secondary prices, squeezing margins, hence, earnings growth is below expectations; although land prices are coming off from recent peaks, they remain high; more companies are expected to be under the regulatory oversight of financial leverage; and policy tightening is being stepped up (etc.). All of these factors are reinforcing a bearish view on the sector. Nevertheless, we believe this has led to the sector being oversold, as supply is constrained, while demand remains fairly solid.
